How Often Should a Perth Garage Door Be Serviced? Twice a Year, and Here Is Why

Almost every emergency call-out we attend was preventable, and usually visible months earlier. That is not a sales line β€” it is what makes the twice-yearly interval arguable rather than merely assertable.

Where the annual figure comes from, and why it does not fit here

The once-a-year default is a national one, and national defaults are built for average conditions. Perth is not average in three specific ways: a large share of the population lives inside the salt belt, the whole metro sits in sand and limestone dust, and summer puts west-facing doors under UV and heat that most of the country does not see.

None of those is dramatic on its own. Together they shorten component life enough that a door inspected once a year gets inspected roughly half as often as its wear rate warrants.

The six things a service actually checks

A service is not a wipe-down. It is an inspection of the six components that account for the large majority of failures, plus correction of what is out of adjustment.

  • Door balance β€” the single most predictive check there is. An out-of-balance door is a motor with a countdown on it.
  • Spring condition β€” fatigue, corrosion at the anchors, and cycle wear
  • Cables, drums and bearings β€” fraying, wear grooves, and play in the shaft
  • Rollers, hinges and track β€” seized rollers, worn hinge holes, kinks and wear marks
  • Sensor alignment and motor force settings β€” the two most common causes of a door that reverses
  • Cleaning and correct lubrication β€” tracks cleaned, not oiled; the right product in the right places

What it prevents, in order of expense

The most expensive thing a service prevents is a spring failure that takes the cables, drums, carriage and motor with it. Springs give plenty of warning β€” visible fatigue, a door that has become harder to lift by hand, one side sitting slightly lower β€” and none of that warning gets noticed by somebody who is not looking for it.

Second is a motor that fails early because it has been dragging an unbalanced door for a year. That one is entirely avoidable and it is the failure we see most.

Third is the coastal bottom rail, which is cheap to replace before it perforates and expensive afterwards, because by then the curtain edge has usually gone too.

What you get told

A service should end with somebody telling you what is worn and roughly how long it has left β€” not a ticked sheet. If a spring is two-thirds through its life, that is worth knowing while you can plan around it.

It should also end with an honest answer to the question people are really asking, which is whether the door is worth keeping. If the curtain or the panels are sound, servicing buys years. If they are not, we will say so instead of selling you a service.

When to book the first one

If the door has never been serviced, now β€” regardless of whether it is misbehaving, because the point is to find what has not surfaced yet. After that, twice a year, and there is a good argument for timing one before summer and one after storm season.
